Rules & Deed Restrictions

Hickory Hill is a deed-restricted community on Lake Cypress Springs. These are the rules that apply to everyday life at the property. For full governing documents, contact the board or visit the Important Documents page.

Architectural Review - Getting Approval Before You Build

Any construction, addition, or modification to your lot or structures requires written approval from the Architectural Review Committee (ARC) before work begins. This includes new buildings, exterior changes, fencing, docks, clearing of trees, and significant landscaping changes.

To request approval, email [email protected] with a description and any plans. Do not start work until you have written approval. ARC members are Fred Treffinger, Roy Williams, and Kim Maale.

Property Use

  • Lots are for residential use only. No commercial activity.
  • No junk vehicles, abandoned equipment, or materials stored where visible from the road or neighboring lots.
  • Structures must be single-family residences or appropriate accessory structures.
  • Check with the board before burning debris. Franklin County Water District rules apply.

Common Areas & Road

  • The road and common areas are maintained by the HOA for the use of members and their guests.
  • Do not park in the road or block access to any lot.
  • Drive carefully - the road has curves and the community includes pedestrians and children.
  • Do not dump or store materials in common areas without board approval.

Gate Access

The main entry gate is maintained by the HOA. For issues with gate access or to arrange contractor access, contact Randy Arms (Director, Roads & Gate) or the board at [email protected].

Rentals & Guests

Short-term rentals (Airbnb, VRBO, etc.) must comply with the deed restrictions. Owners are responsible for their guests following all HOA rules.

Animals

Pets must be kept under control and must not become a nuisance to neighbors. Owners are responsible for any damage their animals cause.

Selling Your Property

If you are selling your lot, Texas law requires the HOA to provide a Resale Certificate to the buyer. Contact the treasurer as early as possible in the sale process. The fee is $100 (email delivery). See the FAQ for more details.

Violations

If you observe a potential violation, contact the board rather than approaching the property owner directly. Repeated or serious violations may result in fines or legal action per the governing documents.
